What Is a Pre-Warranty Expiration Inspection?

A pre-warranty expiration inspection is performed shortly before the warranty or defect-liability period provided by a developer or contractor ends.

When a newly completed villa is first handed over, some defects may not yet be visible. Materials need time to respond to movement, sunlight, humidity and rainfall. Plumbing, electrical equipment, pumps, air-conditioning systems and drainage also need to operate regularly before certain problems become apparent.

A pre-warranty inspection gives the owner an opportunity to document these developing conditions while there may still be time to submit them to the responsible developer or contractor.

This service is also sometimes described as an:

  • End-of-warranty inspection
  • Defect-liability-period inspection
  • Builder warranty inspection
  • New villa warranty inspection
  • Eleven-month inspection, where the warranty lasts one year

Why Inspect Again After Handover?

A handover inspection and a pre-warranty inspection occur at different stages.

A villa handover inspection in Bali is conducted when the property is declared complete and ready to be transferred to the owner. It primarily documents defects, unfinished work and systems requiring correction before or around the time of acceptance.

A pre-warranty inspection occurs later, after the villa has been occupied or operated for a period of time. By then, additional conditions may have become visible, including:

  • Cracking associated with material shrinkage or movement
  • Roof leakage appearing during the rainy season
  • Failed waterproofing around bathrooms, balconies or pools
  • Ponding caused by ineffective surface slopes
  • Plumbing leaks developing at fixtures or connections
  • Electrical components showing corrosion or heat damage
  • Doors or windows becoming difficult to operate
  • Tiles loosening or cracking
  • Air-conditioning units leaking indoors
  • Pumps operating abnormally
  • Exterior coatings, sealants or timber deteriorating prematurely

When Should the Inspection Be Scheduled?

First, check your purchase, construction or handover agreement to confirm:

  • The exact warranty or defect-liability expiration date
  • Which parts of the property are covered
  • Whether different systems have different warranty periods
  • How defects must be submitted
  • Whether photographs, reports or specific forms are required
  • How much notice the developer requires
  • Whether earlier reported defects remain outstanding

As a practical guideline, schedule the inspection approximately four to eight weeks before the relevant deadline. This normally provides time to complete the inspection, receive the report and submit eligible items before the warranty expires.

Do not assume every developer provides a one-year warranty. The contractual period may be shorter, longer or divided between structural components, equipment, waterproofing and finishing work.

What Does a Pre-Warranty Inspection Cover?

Our inspections are visual and non-invasive. We assess accessible systems, components and areas included within the agreed inspection scope.

Visible Structural Conditions

Accessible walls, columns, beams, floors, balconies, decks and retaining walls are checked for cracking, displacement, deflection, deterioration and other visible concerns.

Fine surface cracking may be cosmetic, while deeper, wider or recurring cracking may require monitoring or further evaluation. A standard inspection does not include structural calculations or destructive testing.

Conditions potentially requiring specialist assessment may be referred to a qualified building or structural engineer.

Roofing and Drainage

Where access and safety permit, we assess visible roof coverings, flat roofs, penetrations, flashings, drainage points, gutters and downpipes.

We look for damaged materials, failed waterproofing details, ponding, blocked drainage and evidence of previous or active leakage. Zoom photography or drone footage may be used where appropriate and permitted.

Moisture and Waterproofing

We inspect accessible walls, ceilings, floors, bathrooms, balconies and exterior surfaces for moisture staining, mineral deposits, peeling paint, swollen materials, mold-like growth and other visible indicators of moisture intrusion.

Moisture meters may be used to investigate suspicious materials. Thermal imaging can help identify temperature differences requiring closer assessment, but it cannot see through walls or prove moisture by itself.

Electrical Systems and Safety

Accessible electrical panels, sockets, switches, visible wiring, protective devices and installed equipment may be inspected and tested.

Potential findings include:

  • Ungrounded or incorrectly wired sockets
  • ELCB or RCD concerns
  • Damaged electrical components
  • Exposed or improperly enclosed connections
  • Heat damage
  • Corroded terminals
  • Unsuitable outdoor or wet-area installations
  • Loose switches, sockets or fixtures

Electrical defects requiring specialist work should be evaluated and repaired by a qualified electrician.

Plumbing, Pumps and Water Systems

We operate accessible taps, showers, toilets and other fixtures and assess visible plumbing connections, drainage, water heaters, pumps and tanks.

Problems that develop after handover can include leakage, deteriorated connections, weak pressure, slow drainage, corrosion and pumps operating continuously or abnormally.

Air Conditioning and Ventilation

Accessible air-conditioning units are operated to check basic cooling and visible condition.

We look for indoor leakage, damaged insulation, unsuitable condensate drainage, corrosion and damaged equipment. This is a visual and operational assessment rather than a complete AC service or refrigerant analysis.

Interiors and Workmanship

We assess accessible walls, ceilings, floors, tiles, doors, windows, cabinetry, countertops, stairs, railings, glass, fixtures and finishes.

Potential findings include:

  • Cracked, loose or hollow tiles
  • Deteriorated grout or sealant
  • Sticking or misaligned doors
  • Loose fixtures and hardware
  • Cracking at walls and ceilings
  • Damaged finishes
  • Incomplete previous repairs
  • Irregular or premature material deterioration

Exteriors, Drainage and Pools

Accessible exterior walls, decks, balconies, walkways, perimeter walls, retaining walls and site drainage are assessed for deterioration, movement, failed sealant, ponding and water being directed toward the villa.

When a pool inspection is included, we assess visible finishes, coping, surrounding surfaces, accessible pumps, filters, control panels and basic system operation.

Specialist pressure testing, invasive leak detection and water-quality analysis are not included in a standard visual inspection.
