Annual Maintenance Inspection
For Home Owners and Long-term Renters
Owning a villa in Bali requires consistent maintenance. Heavy rainfall, humidity, strong sunlight, coastal air and year-round property use can gradually affect roofing, waterproofing, drainage, electrical equipment, plumbing, air conditioning, pools and exterior materials.
An annual villa maintenance inspection in Bali provides an independent assessment of the property’s visible and accessible condition. We look for developing defects, safety concerns and maintenance requirements before they become more disruptive or expensive to address.
This service can help you understand the property’s current condition, prioritize repairs and create a practical maintenance plan for the coming year.
Why Annual Villa Inspections Matter in Bali
Property deterioration is not always immediately visible. A small roof defect may first appear as minor ceiling staining. An incorrectly positioned drain may only create problems during heavy rainfall. Corrosion can gradually affect electrical panels, pumps, air-conditioning equipment and metal building components before the equipment stops working.
Regular inspection is particularly useful in Bali because properties may be affected by:
- Heavy seasonal rainfall
- High humidity and moisture exposure
- Strong sunlight and deterioration of exterior finishes
- Accelerated corrosion near coastal areas
- Blocked or ineffective roof and site drainage
- Rapid timber weathering and deterioration
- Pumps, tanks and other equipment requiring routine maintenance
- High occupancy and continuous use in rental villas
- Repairs being delayed or overlooked between guests
Our guide to the 12 common problems found in Bali villas explains many of the conditions we encounter during inspections.
What Does an Annual Maintenance Inspection Cover?
Our maintenance inspections are visual and non-invasive. We assess accessible areas, components and installed systems present at the property at the time of inspection.
Roofing and Rainwater Management
We look for damaged roof coverings, deteriorated flashing, unsealed penetrations, blocked drainage points, unsuitable downpipe discharge and evidence of previous leakage.
Flat roofs, balconies and other exposed surfaces are checked for cracking, failed waterproofing details and areas where water may collect. Where direct roof access is unsafe or unavailable, zoom photography or drone footage may be used when appropriate and permitted.

Moisture and Waterproofing
We inspect accessible walls, ceilings, floors, bathrooms, balconies and exterior surfaces for moisture staining, peeling paint, mineral deposits, deteriorated finishes, mold-like growth and other visible indicators of moisture intrusion.
Moisture meters may be used to investigate suspicious materials. Thermal imaging can help identify temperature differences requiring closer assessment, but it cannot see through walls or prove moisture by itself.

Electrical Systems and Safety
Accessible electrical panels, sockets, switches, visible wiring and protective devices may be inspected and tested.
We look for deterioration such as corrosion, heat damage, loose components, exposed connections, damaged outlets, unsuitable outdoor installations and concerns involving ELCB or RCD protection. Electrical defects requiring specialist work should be evaluated and repaired by a qualified electrician.
Plumbing, Pumps and Water Systems
We operate accessible plumbing fixtures and assess visible supply connections, drainage, water heaters, pumps and storage tanks.
Potential maintenance concerns include leakage, corrosion, weak water pressure, slow drainage, damaged equipment and pumps operating abnormally. Bali villas often use several different pumps, creating additional maintenance points.
Our guide to water pumps used in Bali villas explains the common arrangements.
Air Conditioning and Ventilation
Accessible air-conditioning units are operated to check basic cooling and visible condition. We look for indoor leakage, deteriorated insulation, unsuitable condensate drainage, corrosion and damaged outdoor equipment.
This is an operational and visual assessment rather than a complete AC service or refrigerant analysis.
Exteriors, Drainage and Site Conditions
We inspect accessible exterior walls, decks, balconies, walkways, retaining walls, perimeter walls and site drainage.
We look for deteriorated coatings, failed sealant, cracking, timber decay, corrosion, blocked drains, ponding and surfaces directing water toward the villa.
Interiors and General Condition
Accessible walls, ceilings, floors, tiles, doors, windows, cabinetry, stairs, railings, fixtures and finishes are assessed for damage, deterioration and maintenance requirements.
Minor defects may be manageable individually, but repeated or unresolved problems can affect the villa’s appearance, functionality and future repair costs.
Pools and Pool Equipment
When a pool inspection is included in the agreed scope, we assess visible pool finishes, coping, surrounding surfaces, accessible pumps, filters, control panels and basic operation.
We look for damaged grout, loose finishes, leakage indicators, corrosion, unsafe electrical conditions and maintenance concerns inside the equipment area.
