Why Inspect a Bali Villa Before Renting?
A short viewing is rarely enough to evaluate a villa properly.
Air-conditioning units may be switched off. Water pressure may not be tested in multiple bathrooms. Roof leakage may only become apparent during heavy rainfall. Electrical defects can remain unnoticed until equipment is connected, while slow drainage may not be obvious unless fixtures are operated.

Where access and safety conditions permit, we inspect visible and accessible roofing components such as:

Direct roof access depends on the roof’s height, design, condition and weather. Where appropriate and permitted, ladders, zoom photography or drone footage may be used. Some areas may remain inaccessible.
The inspection cannot guarantee that the roof will remain watertight during every weather condition. Dry staining may indicate previous leakage, while active leakage may not be visible when the inspection takes place outside the rainy season.

2. Visible Structural Conditions
We inspect accessible structural components for visible indicators that may deserve attention.

- Settlement affecting walls or floors

A standard five-point inspection is not a structural engineering analysis. It does not include calculations, load analysis, design verification or destructive testing.

3. Electrical Systems
A socket, light or appliance switching on does not automatically confirm that the electrical installation is satisfactory.
Our focused electrical assessment may include accessible:

The scope is visual and operational. It does not include dismantling equipment, opening concealed wiring routes or certifying the entire installation. Electrical concerns should be evaluated and repaired by a qualified electrician.
4. Plumbing and Water Systems
Many Bali villas use combinations of wells, storage tanks, transfer pumps, booster pumps, water heaters and filtration equipment. Problems with any of these components can affect water pressure and daily use.

Reliable air conditioning is important for comfort in Bali, particularly when a villa has enclosed bedrooms or living areas.
We operate accessible air-conditioning units and check their basic performance and visible condition.

- Whether it produces cool air
- Unusual noise or vibration
- Indoor water leakage
- Visible condensate drainage
- Damaged refrigerant-line insulation

This is not a complete AC service. We do not measure refrigerant pressure, dismantle the unit or guarantee its remaining service life. Units with cooling or operational problems should be evaluated by a qualified AC technician.

Although moisture is not a separate category in the five-point scope, visible moisture-related conditions encountered while inspecting the five systems will be documented.

Five-Point Inspection vs Move-In Documentation
A five-point rental inspection and a move-in condition inspection serve different purposes.
The five-point inspection assesses roofing, visible structural conditions, electrical systems, plumbing and air conditioning. It is focused on function, significant defects and safety-related conditions.
A move-in inspection documents the visible condition of the villa, furniture, finishes and other included items at the beginning of the tenancy. It can help establish whether scratches, stains, damaged furniture or other cosmetic conditions were already present.
