Committing to a long-term villa rental can mean paying a substantial amount before you have spent a single night at the property.

Our five-point rental inspection provides a focused assessment of the villa’s most important systems without the time and cost of a complete pre-purchase inspection.

We inspect:

  3. Electrical systems
  4. Plumbing and water systems
  5. Air conditioning

You receive an independent digital report documenting the significant conditions observed during the inspection.

A villa can look excellent during a brief viewing while still containing defects that may affect your comfort, safety or finances after moving in.

Air-conditioning units may switch on but fail to cool effectively. Water pressure may be inadequate when multiple fixtures are used. Roof leakage may only become apparent during rainfall, while electrical concerns may remain unnoticed until equipment is connected.

The five-point inspection is designed for renters who want an independent assessment of the villa’s major systems before signing a long-term agreement or transferring a substantial payment.

The reduced price and shorter appointment are possible because the inspection concentrates on five defined areas rather than every accessible component and finish throughout the property.


What Does the Five-Point Inspection Cover?

1. Roofing and Moisture Intrusion

Roofing and moisture problems can cause damage, unpleasant odours and disruption after the tenant moves in.

Where access and safety permit, we inspect visible and accessible:

  • Roof coverings
  • Flat-roof surfaces
  • Flashings and penetrations
  • Gutters and downpipes
  • Roof drainage points
  • Visible waterproofing
  • Ceilings and walls beneath roof areas
  • Areas showing possible leakage or moisture damage

We also look for moisture-related conditions such as:

  • Water staining
  • Peeling or blistering paint
  • Mold-like growth
  • Deteriorated finishes
  • Swollen cabinetry
  • Musty odours
  • Failed sealant
  • Active or previous leakage indicators

Moisture meters and thermal imaging may be used where appropriate. Thermal imaging identifies temperature differences requiring further investigation; it does not see through walls or prove the presence of moisture by itself.

Roof access depends on height, design, weather and safety. Some areas may remain inaccessible, and an inspection cannot guarantee that leakage will not occur during future rainfall.

2. Visible Structural Conditions

We inspect accessible structural components for readily observable conditions such as:

  • Significant cracking
  • Settlement or displacement
  • Deflection
  • Deteriorated concrete
  • Exposed reinforcement
  • Damaged columns or beams
  • Movement affecting walls or floors
  • Visible concerns involving balconies, decks or retaining walls

This is a visual assessment and does not include structural calculations, design verification or invasive testing.

When potentially significant structural indicators are present, we may recommend further evaluation by a qualified building or structural engineer.

3. Electrical Systems

A light or socket working does not automatically mean the electrical installation is satisfactory.

Our focused electrical assessment may include accessible:

  • Electrical panels
  • Sockets and switches
  • Visible wiring
  • Junction boxes
  • Protective devices
  • Exterior electrical components
  • Electrical installations near wet areas

Potential findings may include ungrounded sockets, exposed connections, damaged outlets, missing covers, loose components, corrosion, heat damage and concerns involving ELCB or RCD protection.

This is not a complete electrical certification. Electrical defects should be evaluated and repaired by a qualified electrician.

4. Plumbing and Water Systems

Reliable water pressure and drainage are essential for everyday living.

We operate accessible plumbing fixtures and observe conditions such as:

  • Water pressure
  • Fixture drainage
  • Visible leakage
  • Tap and shower operation
  • Toilet operation
  • Water-heater operation
  • Accessible plumbing connections
  • Installed pumps and storage tanks
  • Unusual pump operation or noise
  • Visible corrosion or deterioration

The inspection does not include water-quality testing, underground pipe assessment, pipe pressure testing, internal well inspection or invasive septic-system investigation.

5. Air Conditioning

An air-conditioning unit may power on without cooling the room effectively.

We operate accessible units and check their basic performance and visible condition, including:

  • Whether the unit powers on
  • Whether it produces cool air
  • Unusual noise or vibration
  • Indoor water leakage
  • Visible condensate drainage
  • Damaged pipe insulation
  • Corrosion
  • Visible deterioration of accessible components

This is an operational spot check, not a complete AC service. We do not measure refrigerant pressure, dismantle equipment or estimate its remaining service life.

Units showing cooling, leakage or operational concerns should be evaluated by a qualified AC technician.


What You Receive

Following the inspection and completion of the applicable payment requirements, you receive a focused digital inspection report.

Depending on the findings, the report may contain:

  • Photographs
  • Videos where useful
  • Descriptions of observed defects
  • Safety concerns
  • Operational problems

  • Items requiring specialist evaluation

You can use the report when discussing repairs, property condition and maintenance responsibilities with the owner, agent or property manager.

Bali Home Inspector does not enforce repairs or interpret rental agreements. Any repair commitments should be confirmed between the relevant parties in writing.

The five-point service does not simply shorten a complete inspection by rushing through the property. It uses a deliberately narrower scope.

If you are purchasing the villa, investing a substantial amount or concerned about areas outside the five-point scope, arrange a complete pre-purchase villa inspection.

If your main concern is protecting the security deposit by documenting furniture, scratches, stains and cosmetic condition, consider a move-in condition inspection.


What Is Not Included?

Unless specifically added to the agreed scope, a five-point rental inspection does not provide a complete assessment of:

  • Interior finishes and workmanship
  • Furniture and inventory
  • Kitchen appliances
  • Pools and pool equipment
  • Landscaping
  • Boundary walls
  • Termites or wood-destroying organisms
  • Water quality
  • Internet performance
  • Neighbourhood noise
  • Legal ownership
  • Lease validity
  • Zoning or permits
  • Contract terms
  • Concealed construction
  • Structural calculations
  • Future system performance

Legal and contractual matters should be reviewed separately by an appropriate Indonesian legal professional or notary.

No visual inspection can eliminate every risk or identify every concealed defect. The report documents the visible and accessible conditions present at the time of the inspection.

It may not be appropriate when buying a villa, evaluating extensive construction defects or investigating known structural and waterproofing problems. In those circumstances, a broader inspection or specialist evaluation may be required.



How the Rental Inspection Works

1. Send Us the Property Information

Provide the villa’s location, approximate building size and the contact details of the owner, agent or property manager.

2. Confirm the Scope and Appointment

We confirm that the five-point service is appropriate, provide the estimate and coordinate access after the required agreement and deposit are completed.

3. Inspect the Five Major Areas

Our inspector evaluates the accessible roofing and moisture conditions, visible structural components, electrical system, plumbing and air-conditioning units.

You may attend, but attendance is not required.

4. Receive the Digital Report

After the inspection and applicable final payment, you receive the focused report with photographs, findings and recommendations.



Frequently Asked Questions

Is the five-point inspection only for yearly rentals?

No. It may also be suitable for six-month leases, high-value monthly rentals or any tenancy involving a substantial financial commitment.

Is moisture intrusion included?

Yes. We look for visible moisture and leakage indicators and may use moisture meters and thermal imaging where appropriate. However, this remains a visual, non-invasive assessment and cannot guarantee that concealed or intermittent leakage does not exist.

How is it more affordable than a complete inspection?

The service takes less time because it is limited to five defined areas. It does not include the complete range of interior finishes, exterior components, site conditions, pools and workmanship evaluated during a broader inspection.

Can I attend the inspection?

Yes. You may attend, or we can coordinate access with the owner, agent or property manager and provide the report digitally.

Will you tell me whether to rent the villa?

No. We document the observed conditions and explain our findings. The rental decision remains yours.

Can the report be used to request repairs?

Yes. You can share the findings with the owner or agent when discussing repairs. Whether repairs are accepted and who is responsible for them depends on the rental agreement and negotiations between the parties.
